How the score works
Scores run from 35 to 50, and here is why
Every row starts at 35, which is what one confirmed county delinquency is worth. The rest of the score comes from the size of the balance owed. The scale goes to 100 because it is built to carry more than one signal per property; this export carries one, so it stops at 50.

What is not in it
No phone numbers, no email addresses, no skip tracing
That is a decision, not an oversight. If you want phone numbers, run the addresses through whatever skip-trace service you already pay for.
City and ZIP are filled on 25,150 rows (91.9%), resolved against the Census geocoder. The remaining 2,225 carry the street address, parcel id, and county, which is enough to pull the full record from the county. 429 rows carry a road name with no house number.
Roughly 974 rows are owned by government bodies or county land banks — the Hamilton County Land Reutilization Corporation holds 441 by itself. Those are not sellers. Sort by owner name and you can strip them out in a minute.
Straight answers
Could I pull this myself?
You can, and both counties will let you. Hamilton County's auditor publishes an .xlsx of unpaid parcels; Montgomery County publishes its delinquent list on its own page. They arrive in different shapes with different field names, no scoring, and no way to look at the two together. If an afternoon of your time is worth less than $19, go and pull it.
Does the purchase refresh?
No. This is one file, exported Aug 22, 2026 from county records verified Aug 21, 2026. A later export is a separate purchase. If you would rather have a live per-record feed for software than a spreadsheet, that is the API.
Is this foreclosure or auction data?
No. This export is tax delinquency and nothing else. Sheriff-sale auctions live in the auctions endpoint, and they are a double-digit count rather than a comparable half of the file.
